Year-end stats show Maui Nui holding strong for median sales price

The final months’ figures have been made available by the REALTORS® Association of Maui, and they demonstrated a final million-dollar median for Maui County this past December, sporting a $1.08 million dollar tally to close the calendar year for single-family homes. Condos saw a median of $773,500 last month, whereas new listings continued to decrease year-over-year by 8.6% (single-family units) and 50.9% (condos), respectively, while the aforementioned-medians grew by 0.6% and 10.5% year-over-year for each.

Overall, it was one heck of a year for sales across the islands, and we expect continually-strong sales throughout 2023 as well, even as interest rates and concerns of inflation continue to cloud the overall picture—and that’s where a quality realtor is truly worth their weight in gold! More out-of-state homebuyers and a whale of a sale in South Maui

According to a recent article in Maui Now (and utilizing statistics from the state Department of Business, Economic Development, and Tourism) around 30% of home sales went to out-of-state buyers during the first three quarters of the year, which are the most-current figures available. This tracks with the percentages seen last year as well, in addition to out-of-state buyers buying more higher-priced homes throughout the county.

And speaking of luxury home sales...check out this whopper down in Makena! The 7,400-square-foot mansion was recently sold for a cool $32.76 million this month, one of Maui’s priciest sales of all-time.
