2023 Is Off to An Amazing Start—Check Out These Sales Numbers!
Ahhh, February. The second month of the year, based off the Latin word for purification, is a month for lovers, for honoring those around us, and for having the shortest amount of days in the year.
Indeed, January is always a tough act to follow here on the Valley Isle—new beginnings, warm weather, and good vibes aplenty—and that goes double now that the January 2023 facts and figures have been released by our friends over at the REALTORS® Association of Maui!
The first month of the year saw the median sales price for single-family homes arrive at $1.16 million, still good for a 0.4% increase year-over-year—and, as a reminder, an increase over when we saw some truly boffo sales numbers last January!
Condos, meanwhile, saw a dip in their median sales price, coming in at $657,500—but the inventory for condos for sale swelled to a 144% increase (by months’ inventory) from this same time last year, which is wonderful news for the would-be buyer and seller—not to mention the 110.5% increase in months’ inventory for single-family units as well!

Visitor numbers and spending totals demonstrate a strong economic recovery
And speaking of good news in a great place, Maui’s ongoing recovery from the scourges of the Covid-19 pandemic press onward, to the tune of being 95.1% recovered in the visitor tallies as compared to 2019!
That’s right—over 2.9 million people graced the island with their time and money in 2022, along with spending $5.69 billion over the past year, which represents an astonishing 11% increase from 2019, the last pre-pandemic year of record.
According to the state Department of Business, Economic Development, and Tourism, “December 2022 visitor arrivals from Japan (36,988) and Canada (58,361) were at the highest monthly levels since the start of the pandemic, [and] 2022 international visitors that arrived by air recovered 41.3% from 2019, and US visitors were 12.9 percent higher than the 2019 level.”
Take a bow, Maui—you just can’t keep a good island down!
