How High Was the Median Sales Price in the Month of May?

Another month, another (near) record high median sales price for single family homes on Maui!

According to statistics released by the REALTORS® Association of Maui, the month of May saw a median sales price of $1.21 million for single-family units on the Valley Isle, 19% higher than May of 2021 and just off April’s all-time high of $1.25 million. Condos didn’t do too badly either, with a $715,000 median and 16.7% year-over-year growth from 2021.

Meanwhile, May was also the fifth consecutive month of declining total sales here in Maui Nui, tracking with national trends of a cooling marketplace. Higher interest rates and the several-year jump in prices have slowed buyer activity—but Maui’s continually dwindling inventor has ensured prices remain high for what units have been sold:

  • 99.1% of single-family homes sold in May received their listing price, a 1.2% increase from last year

  • 100.1% of condos sold last month received their asking price, a 1.7% increase from last year
